You have an accepted offer on your home and need to keep the transaction going smoothly so you can purchase your next home. Typically the buyer will hire a certified home inspector who will spend 2-3 hours in your home. Among other things, the inspector will look at the roof, HVAC system, electrical system, plumbing system and structural integrity of the home. Appliances will be tested as well as windows and doors for safety issues.
No home is perfect so be prepared for a list of “requested” repairs from the buyer. Depending on your accepted purchase contract, you are not required to make repairs that a home inspector reports, but how you handle this “request” can make or break a deal. As a real estate agent, I consider repairs to be one of the most crucial negotiating times for a buyer and seller.
However, as a seller, it’s always a good idea to go through your home with your handyman prior to the home inspection and correct as many items as you can ahead of time. You can even hire your own home inspector before the sale so you aren’t taken by surprise.
This is partial list of items to inspect and correct prior to a buyers home inspection:
- Have HVAC system cleaned, serviced and repaired as necessary. Replace batteries in thermostat
- Install CO detector(s) and smoke detectors as required by law
- Windows should open and close as well as lock properly
- Install screens on windows
- Repair leaks in faucets and under sinks
- Clean off the water heater
- Ensure that sinks and tubs drain properly
- Ensure that all light fixtures have working bulbs
- If commodes wobble, replace the wax ring and bolt down firmly
- Clean gutters
- Replace cracked or broken window panes
- Caulk around tub
- Clean out faucet filters to maximize water pressure
- Ensure patio doors slide smoothly
- Roto-Rooter sewer line
- Have roof inspected and make repairs as recommended
- Make receipts for warranties for recent repairs accessible
The buyers home inspector will go over his report with the buyers and point out every single item found no matter how minor it may seem to you. The fewer items the inspector finds, the more positive the inspection experience will be for the buyer — and therefore for you!

A split second is all it takes for a picture to invite them to see more. Show them why they cannot wait another day or they could miss their dream home! They won’t want a bargain at this point, they will want your home!
